Inspection Process

EXTERIOR

  • Landscaping: Inspected for proper grade to avoid moisture problems.
  • Gutters: Downspouts: Overall condition is assessed based on the ability to carry off rainwater away from the home at the proper distance.
  • Driveways, Patios, and Decks: Overall condition of each area is assessed.
  • Roof, Chimneys, and Flashing Valleys: Water penetration is assessed thoroughly
  • Siding, Trim, and Windows: I'll Inspect the overall condition of each of these areas on the home

INTERIOR

  • Basements: Assessed for footing problems, evidence of water penetration, and any visible structure components subject to decay or improper installation.
  • Electrical Systems: The outside service wire, main service panel, all visible wiring are checked along with switches, outlets, light fixtures, and ceiling fans.
  • Plumbing Systems: All visible pipes, drains, and fixtures are tested for proper drainage and proper water pressure. Water heaters and sump pumps are also inspected.
  • Heating and Air Conditioning: The visible portion of each of these systems are inspected for safe and proper operation.
  • Walls, Floors, Ceilings, and Windows: General condition and structural soundness is assessed.
  • Attic: If accessible, a thorough inspection of any visible roof sheathing, insulation, ventilation, and framing will take place.
